Job Description:
DIRECTOR, FACILITIES MAINTENANCE/ WEST ORANGE, NJ
The Director, Facilities Maintenance is responsible for the overall management of the! Engineering,Building Maintenance programs in a skilled nursing community. You will also coordinate construction and renovation programs while working under the direction of Morrison's Regional Director of Operations. You will manage the department within the established objectives, standards, policies and procedures, utilizing the principles of The Morrison Way as the guiding philosophy in the day to day running of the department and execution of the job description with federal, state and local regulations. You will be financially accountable for the department operating within the approved budget, while providing the Client with the maximum value spent. In addition, the incumbent is guided thorough knowledge of engineering and construction principles, practices and procedures, applicable laws and government regulations, principles of management and supervision and procedures and policies of departments and facility.
Responsibilities:
Plans, organizes,! and controls functions and activities of all support services under th! e scope of the contractReviews and evaluates existing programs, services, policies and proceduresDevelops, recommends to Regional Director of Operations and implements or guides implementation of new and/or modified programs, services, policies and/or proceduresMeets with facility client, operating officer, medical, administrative and supervisory staff, as well as community groups, agencies, contractors, architects, and engineers to plan, organize, coordinate, and/or communicate programs, services, policies and/or proceduresMonitor flow and quality of work to assure timely completion of workload and adherence to facility's standards and regulationsManages and insures compliance with the State Health Department, EPA, DEP, ADA, UST, and other regulatory business appointmentsInforms employees of salient features of facility's personnel and employee relations programs and answers questions regarding it or refers them to appropriate sources for additional informationAdvises on s! tructural changes and additions and/or modifications to buildingInterviews independent contractors to receive and analyze bids, including blueprint analysis of proposed changesSubmit bids and recommendations to administration for considerationServes as liaison with contractors, architects, engineers, and material and equipment suppliers
Maintain an environment that is in sanitary, attractive, and in orderly condition
Plan, organize, direct, coordinate and supervise functions and activities of the department
Conducts regular management staff meetings and communicates with members of other departments to coordinate housekeeping activities
Maintains the department in an "inspection ready" state at all times, assuring the department operates within federal, state, and local regulations
Maintains excellent relations with residents, client, and all community departments
Serves on community committees and professional organizat! ions
Insures that competency in the position is maintained by ! participating in Community Works and outside training programs, as required
Follows all Client and community policies and procedures
Promotes the professional growth and development of the entire team and the department employees at all times
Implements change to the environmental service program that enhances the desirability of the community for current and future residents. Encourage and nurture associate creativity and innovation with the Community Works program
Maintains appropriate security for all Client-owned property, supplies and operating funds

Qualifications:
B.S. Degree in related field or related experience required
Certified Healthcare Environmental Services Professional (CHESP) certification highly desirable
M! inimum of five (5) years responsibility at a director level in areas of engineering, maintenance, and construction in a health care institution
Should have proficiency in CMMS Systems, Microsoft Excel, Word, and Outlook
Possess EVS/Housekeeping operational management experience
Excellent customer services skills and experiences
Experience with Federal & State healthcare surveys
Experience with P&L accountability highly desirable
Contract-managed service experience is desirable
Must be able to successfully pass a criminal background check (Federal & State) and drug screening
Good physical condition and ability to operate departmental equipment
